The CMP does not ideIItify sny proposed trails along County Road 15 but the <br /> property does abut the Dakota Rail Regional trai�. It znay be worthwhile to have a discussion as to <br /> wfiether a trail connection corridor should be dedicated from the new cul-de-sac to the trail for <br /> neighborhood use. The Park Dedication fee for the three new bui.lding lats would be $5,550 per lot for a <br /> totai of$16,b50. <br /> Crea.tzoz�of the public road extension will require stormwater management measures. The wetland <br /> boundary delineation report has been submitted for review and approval by tha MCWD and approval has <br /> not yet been received. The City wiIl require a Conservation and Flowage Easemen#over each of the <br /> wetlands as well as impose standard wetlaad setbaak requiremez�ts. <br /> The applicant has suggested that they would like to establish a joint use dock on Smith's Bay south o� <br /> County Road IS to provide access for larger boats. Whethar such a dock couId be estabJashed is orrtside <br /> the scape of this subdivisian review and a separate applicatian would need to be filed with the City. <br /> The Planning Comm.ission should discuss the following: <br /> 1.
