All of this vegetation falls within the <br />Conservation Zone and would not be disrupted by construction <br />of the new homes. <br /> As stated at the October 12th meeting we have also been <br />in contact with the County regarding the improvements to <br />Shadywood that would be required to address access and <br />traffic. These suggested improvements will provide for an <br />easier ingress and egress from the site onto Shadywood. Also <br />please note that we will not have vehicular traffic access from <br />Kelly Avenue, thereby allaying the fears of neighbors that we would be introducing additional <br />traffic through their neighborhood. <br />These homes will be designed by architects and <br />designers to help achieve a cohesive distinguished <br />boutique neighborhood atmosphere. We have been in <br />contact with four different custom home builders who are <br />excited about this opportunity and are motivated to build <br />attractive homes that fit the vision we have for this site. <br />Some of these homes will attract empty-nesters who would <br />like to stay in Orono and reduce the need for upkeep of their <br />larger homes, however it will not be a closed 55 plus community. Each lot on the 2500 Kelly Ave <br />parcel closest to the lake will be 70-80 feet wide with a maximum of 2.5 unit/acre density <br />allotment, lots on the Shadywood parcel will be 45’ wide and have a higher density allotment.
