“Your well-built project begins with and endures on Firm Ground”

Firm Ground Architects & Engineers Inc. 612.819.1835

275 Market Street, Suite 368 info@firmgroundae.com
Minneapolis, Minnesota 55405 www.firmgroundae.com | Follow us on

November 17, 2015

A Planned Unit Development containing 22 single family home
lots has been proposed for the area that is surrounded by
Shadywood Road, Kelly Avenue, and Baywind Christian
Church. The heavily wooded area with wetlands to the South
will be protected and kept intact to provide a visual buffer zone
between the existing neighborhood and the new construction
homes. Based on a meeting with Orono officials Lili McMillan
(Mayor), Jeremy Barnhart (Community Development Director)
and Mike Gaffron (Senior Planner), we have proposed a
scheme that we believe aligns with their suggestions and the city’s long term desires for the right
kind of growth.
Additionally we have taken comments from the sketch plan review with the City Council
on October 12th and incorporated ideas and suggestions made over the course of that
discussion. We have reduced the number of homes sites by 2 from 24 to 22 and spread the lots
out so that they are larger to allow for more flexibility in siting to
preserve the existing mature tree canopy on the overall site. We are
also allowing the street to be more organic, again allowing us to
work around existing trees. Only four of the homes will back up to
the existing Conservation Zone on the site further reducing the
potential for disruption of view form Kelly Avenue. Note the picture
on the right is taken from what would be to the rear of the homes
