This gi ves us the ability <br />assure that the existing trees will remain in the proposed buffer and we can plan for effective <br />storm water management. Moving forward, assuming <br />approval of the outlined plan, we will provide a formal <br />site plan for approval with civil engineering. The <br />drawing set will include outlines for new locations for <br />streets and utilities. The neighborhood will be large enough to economically support a <br />homeowners association which will provide for and coordinate all landscape and maintenance <br />services. The Home Owner’s Association will assure the long term commitment and care of the <br />woodland and wetland areas. We will relocate and reuse the small barn found on the site using <br />it both as a symbol of the history of the site and as a gathering place for the resident ’s use. <br />The developer will create design guidelines for the development so each home built fits <br />into the vision of a neighborhood street allowing for stylistic variation, controlling size, placement, <br />and harmonization with the context. Overall the <br />development is conservatively projected create a land <br />value of $2.1 million to $2.6 Million and an overall property <br />value of $11 million to $12 million once all of the homes <br />have been built. All of this will have a positive effect on the <br />Navarre community and Orono as a whole.
