N. <br />Orono, MN 55356 <br />City of Orono <br />box 66 <br />Crystal Bay, MN 55323 <br />Attn: ,lean Mahusth <br />Re: Title Opinion - ABSTRACT PROPERTY <br />File No. 88-020 <br />Dear Mr. and Mrs. Ziminski: <br />Pursuant to your request i have examined the title to the premises situated in <br />Hennepin County, Minnesota, described as follows: <br />DESCRIPTION: That part of the Southwest 1/4 of Section 27, Township 118, <br />North Range 23, West of the 5th Principal Meridian, <br />described as follows: 'ommencing at a point on the East line <br />of said Southwest 1/4, distant 1705.15 feet North of the <br />Southeast corner of said Southwest 1/4; thence West and <br />parallel with the South line of said Southwest 1/4, a distance <br />of 517.77 feet; thence North and parallel with the East line <br />of said Southwest 1/4, distant 469.95 feet to the Southerly <br />line of County Road No. 6; thence Northeasterly on the <br />Southerly line of said Road intersecting a point on the East <br />line of said Southwest 1/4 distant 518.65 feet North of the <br />place of beginning; thence South on the East line of said <br />Southwest 1/4, a distance of 513.65 feet 4,o the place of <br />beginning. <br />This examination was based upon an Abstract of Title last certified to Ly <br />First Security, Inc. on January 15, 1988 at 7:00 O'clock A.M., containing <br />entries numbered 1 through 65 inclusive. From such ex.mination I am of the <br />opinion and find that on said date, at said time, RICHARD 0. 11MINSKI and <br />KAREN ZIMINSKI, as joint tenants were the owners of a good and marketable <br />title in fee simple to said land, free and clear of ali encumbrances except <br />the followinn: <br />I. Taxes: Real Estate Taxes for the year 1988, in the an►ount of $6.796.12 <br />are unpaid. Base tax for the year 1988 is $6,796.12. Real Estate Taxes for <br />the year 1987 and prior years are paid.
