A park dedication fee of <br />$500 ($250/lot) would be forthcoming if the <br />subdivision is approved. <br />Copies of the proposal have been forwarded <br />to the Hennepin County Public Works Department, <br />MCWD, DNR, Police Department, City Public <br />Works Department, Finance Department, City <br />Engineer, and City Attorney for comments. <br />Public Hearing - April 18, 1977 <br />Recommended approval of the preliminary plat, <br />subject to the following: <br />1. 10' easement across the north boundary of <br />the property to provide for utilities and <br />adequate width for a 50' wide access in the <br />event of more dense development of the <br />property to the east. <br />2. Park dedication fee being paid (Nc250/lot). <br />3. Approval of a 20' variance from the 50' <br />street setback requirement for the proposed <br />location of the tennis court. <br />Justifications: <br />1. Tennis court is more of a temporary nature <br />than a dwelling. <br />2. Contour of the land prohibits most other <br />locations. <br />Staff - April 20, 1977 <br />Enclosed is a copy of report from City Engineer. <br />Also enclosed is a letter from County Engineer with <br />recommendations for additional easements, right <br />of way approval, and drainage plans. <br />Council Meeting - April 25, 1977 <br />Welsh moved, Butler seconded, to approve the <br />preliminary subdivision and variance request <br />of James Kallestad, 140 Brown Road South, per the <br />Planning Commission Minutes of April 18, 1977. <br />Motion, Ayes (3) - Nays (0) . <br />SUBDIVISION & VARIANCE <br />140 Brown Road South <br />(Continued) <br />
