REGULAR MEETING OF THE ORONO COUNCIL APRIL 25, 1977 Page 15 <br />Planning Commission Meeting - March 21, 1977 SUBDIVISION <br />2732 Caroline Avenue <br />A public hearing was scheduled for April 18, (Continued) <br />1977 at 7:30 P.M. <br />Planning Commission Meeting - April 18, 1977 <br />The Planning Commission recommended preliminary <br />approval on the basis that the subdivision meets <br />all the necessary requirements and with the <br />understanding that if the bigger lot was divided <br />again, only the lakeshore lot would have access. <br />Subject to park dedication fee. <br />Staff - April 20, 1977 <br />Enclosed is a copy of report received from City <br />Engineer. <br />Council Meeting - April 25, 1977 <br />Butler moved, Welsh seconded, to approve the <br />preliminary subdivision for Bruce Kobs, 2732 <br />Caroline Avenue, subject to: <br />1. Park dedication fee being paid. <br />2. Larger parcel to remain as one parcel. <br />3. Off -shore lot will not have access to lake. <br />Motion, Ayes (3) - Nays (0) . <br />Henry Muhich, Building & Zoning Administrator, SUBDIVISION <br />read into the record the following, dated 140 Brown Road South <br />March 31, 1977 #243 <br />James Kallestad <br />Mr. James Kallestad, 140 Brown Road South, <br />is requesting to divide parcel exceeding <br />6 acres into two lots, both of which would <br />exceed the 2-acre minimum area. The sq. ft. <br />areas are not indicated on the plan. <br />The proposal includes the proposed location <br />of the main structure and two accessory structures. <br />The location for the proposed tennis court is <br />only 30' from the north lot line, which runs <br />adjacent to the private access road to the Van <br />Eeckhout property. This access might at some <br />time in the future become a public riaad to other <br />parcels resulting from future subdivisions. <br />Our ordinance requires a 50' setback from the <br />road so the proposed location of the tennis court <br />would require a 20' setback variance. <br />I have not as yet received the topo and proposed <br />drainage plans. (Continued) <br />
