• <br />July 27, 1995 <br />Orono Planning commission <br />While best served by an extension of City water and sewer, we <br />understand Orono's policy is to encourage private water and <br />septic systems. Preliminary investigation and survey by <br />Steven Schirmers suggests that the primary and alternative <br />mound systems can be laid out in an area of 6 to 8% gradient <br />while minimizing the adverse environmental impacts of <br />clearing existing wooded areas. <br />The building sites were chosen at the southern reaches of the <br />property to minimize any intrusion into the lake and natural <br />wet land areas, while still affording privacy and views to <br />the residences. <br />The existing home built in 1974, the main barn built in 1977 <br />and the auxiliary barn will be completely removed and <br />relocated to new sites to provide for the three new home <br />sites. <br />Access to the property would be via paved private roadway <br />from North Brown Road. To protect the privacy of the three <br />new residences and minimize the amount of hard cover, we <br />would prefer a joint use paved driveway approximately 15 feet <br />wide to accommodate cars meeting or passing and emergency <br />vehicles such as fire trucks. <br />While an urban road with a cul de sac could be constructed it <br />requires greater hard cover and does not provide any better <br />access for emergency vehicles. At the same time, it reduces <br />the available high and dry acreage and may impact upon <br />optimal septic area selection. <br />The private roadway would follow the location of the present <br />driveway and would avoid impacting existing trees. <br />Lot 1 will be planted with trees relocated from other <br />portions of the property to increase the wooded areas and <br />allow for new growth in the existing woodlots. <br />Both lots 2 and 3 are currently heavily wooded. While all <br />three lots will have lake views only lot 3 will be considered <br />a lake lot. All three lots have topography that will <br />accommodate walk out designs. <br />Page 2
