July 27, 1995 <br />Planning Commission <br />City of Orono <br />City Hall <br />Orono MN 55356 <br />Please accept the enclosed application for subdivision of the <br />residential property at 809 North Brown Road to permit the <br />construction of three new residences. <br />BACKGROUND <br />The property is approximately 6.95 acres in total size, <br />including approximately 0.15 acres of easement for North <br />Brown Road. <br />Originally the homestead of the Dickey's in the late 1800's, <br />the property until 1975 served three separate residences. <br />We purchased the property as our home and have raised Arabian <br />horses here since 1977. We intended to raise and enjoy our <br />horses until the area became too developed at which time we <br />planned to subdivide the property, develop three or four <br />executive home sites and relocate our Arabian horse farm <br />further west. <br />With the development of 11 The Farm" to our east, the Fruen <br />property to our west, the Cox farm across the lake, Salem <br />Court and now Sugar Woods it has become apparent that it is <br />now time to develop our property and move on. <br />PROPOSAL <br />We wish to develop three lots of 2+ acres each which will <br />accede to the present zoning, preserve the maximum wooded <br />acreage, not intrude into the tranquility and privacy of <br />Dickey Lake and harmonize with the Sugar Woods development. <br />We anticipate that each of the homes to be built on these <br />unique lots will be in the $1,000,000 plus range. <br />Marketing these exceptional home sites is being done through <br />selective direct contact with only the best architects and <br />builders in order to assure that these homes extend the Sugar <br />Woods quality to the natural boundary of Dickey Lake.
