Access <br />Each lot would have its own driveway access off of Bohn' s Point Road. <br />Park/Trail Easement or Dedication Needed <br />#04-3004 <br />April 19, 2004 <br />Page 3 of 4 <br />The CMP does not indicate any future trails along Bohn's Point Road therefore, no trail <br />or park easements would be required. However, two park fees would be required to be <br />paid for the 2 newly created lots. Those fees are figured by 8% of the fair market value <br />of the land or $5,550 per lot as a maximum. Assuming the lots are subject to the <br />maximum fee at $5,550 per lot, a total park dedication fee of $11,100 would be required <br />at the time of final plat. <br />Easements Needed <br />The applicant must dedicate the following easements: <br />-Standard drainage and utility easements along all lot boundaries. This consists of <br />10' around the plat boundary lot lines and 5' on the interior lot lines. <br />Stormwater and Drainage Improvements <br />Development of the property may require creation of a NURP pond to collect runoff from <br />the three lots. The applicants are advised to contact the Minnehaha Creek Watershed <br />District to determine if this would be required. The property will also be subject to the <br />City's Stormwater and Drainage Trunk Fee, established currently at $3,510 per acre for <br />the 1-acre zone. The total fee would be $18,989.10 = $3,510 x 5.41 acres. <br />Utility Locations and Availability <br />The property would be served City sewer and private wells. Private wells shall be <br />setback 3' from structures. The property was fully assessed for sewer in 1965. Two <br />stubs exist to serve the property. The developer would be responsible for installing an <br />additional stub. <br />Lakeshore Proximity and Conformity with Shoreland Regulations <br />The property has approximately 486' of Shoreline on Lake Minnetonka and all shoreland <br />restrictions apply. The applicants are advised that the Lake Minnetonka Conservation <br />District has jurisdiction over dock requirements, and if a permanent dock is proposed a <br />City and LMCD permit is required. <br />Summary of Fees <br />Preliminary Plat -$750.00 + $30.00 per lot= $840.00 <br />Final Plat= $250.00 <br />Legal Review and Filing = $280.00 <br />Park Fees-2 lots= $11,100 <br />Engineering Fees as incurred <br />Stormwater and Drainage Trunk Fee= $18,898.10
