MINUITS OF A PLWNING C(T 41SSION NTFFING FIELD MAY 2, 1977 - PAGE S
Mr. Lauer had no qualms about the location of Mr. Rhode's JACK RHODE
structure. However, he did feel that the lot was too (continued)
,,mall to contain both the carriage house and the proposed (k210)
Orel 1 ing .
Mr. Becket also objected to the use of the carriage house.
fie too felt that the lot was too small and this would
affect his value. Ile expressed his objection to the
proposed location of the dwelling. Ire felt that the
carriage house should be torn down and that the proposed
structure should be located near this spot. The Zoning
Administrator reminded Mr. Becker that the carriage house
is encroaching Mr. Lauer's property now. It would be
better to locate the dwelling where there would be the
least amount of encroachment.
A long discussion followed regarding the location of
the proposed dwelling. Not much progress in determining
satisfactory loc, lion. The three interested parties could
not agree on location. Mr. Rhode stated that he would be
willing to go along with the suggestion of the Zoning
Administrator which was midway between the proposed
location and the average setback line.
Planning Coirurnission indicated their objection to the use
of the existing carriage house. They also indicated
objection to the multiple dock on property. They suggested
nne main dock for use of surrounding property owners having
i :ke access easement across subject property.
Pesek moved to approve the variance on the basis that the
existing building be re,noved before construction and that
the front part of the building, per se, he setback same
distance as the Becker residence 30' ahead of line. Motion
failed for lack of a second.
Hassel moved, Hosfield seconded, to deny variance and that
a new application be submitted. Motion failed.
Cuthrie moved, Pesek seconded, that the application be approved
subject to the house being setback a distance of 105 feet
from the lake as suggested by the zoning administrator - midway
between 7S' laleshore and average setback of the two adjoining
dwellings; no other variance than lot area and width be granted;
carriage house be razed as soon as the structure is constructed;
one Dock on this property; and subject to a park dedication fee.
After some discussion, Cittthrie withdrew his motion. }tassel then
moved to table the application and suggested Mr. Rhele sul)mit
another revised plan indicating dimensions from lake ore in
order to determine actual location and eliminate anv iiiture
controversy. `•Iot ion - 4yes (5) , Nays (0) .
Rhode stated that he was scheduled to he cunt of town during
36 next scheduled meeting and that he would sul)mit a revised
proposal for the June 6, 1977, meeting.
