MINUTES OF A PLAMNING COP-t-#1SS1()N WT� TI`.G HELD MAY 20 1977 - PAGE 4 <br />The Zoning Administrator stated that the applicant is <br />questing a lot area and width variance on a lot in the <br />�� ..pp_le Hill subdivision. 'I1iis is the last lot of the <br />subdivision and the area is severed. <br />Mr. Novotny, adjoining property owner, was present. 'Me <br />Planning Commission explained to him that this area was <br />originally zoned 1/2 acre. This area was rezoned to one <br />acre in January 197S with the understanding that it <br />would probably b. „rcessary to grant some variances. <br />Hai_<el moved, W Donald seconded, to approve this variance <br />subject to a park dedication f?e and there is no addi- <br />tional land available. <br />Motion - Ayes (6), ?gays (0). <br />Mr. Keith Sjodin, Attorney for I',aconia Homes, arrived and <br />the Planning Commission discussed this proposal with him. <br />Mr. Sjodin indicated Waconia Hanes interest in purchasing <br />Lots 6 and 7 to combine with Dots 1-S as two building <br />sites. As with Mr. Doerfler, the Planning Commission <br />indicated to Mr. Sjodin that regardless of %%fiat lot <br />reairangement was negotiated, only two building sites <br />would be possible for the entire block (Lots 1-10). <br />,o Planning Commission informed Mr. Sjodin that this <br />matter had been tabled to allow time for checking into <br />the status of the property. <br />Chairman Hannah announced that he would not be parti- <br />cipating in this discussion and Member 'McDonald <br />chaired this item. <br />The Zoning Administrator stated that Mr. Rhode is <br />requesting a variance on a substandard lot. A <br />similar variance was approved several years ago on <br />the same lot. Approval at that time was conditioned <br />on the removal of the carriage house. Current pro- <br />posal requests the use of the existing structure. <br />The Planning Commission reviewed the revised site <br />plan with Mr. Rho,!c and the two adjoining neighbors, <br />Mr. pecker and Mr. f, Mrs. Lauer. Proposed site <br />appears to be a little too far forward. However, <br />moving the house location back to the 30' setback <br />line would resiilt in an encroachment on the Lauer's <br />to the west.
