City of ORO N(Z <br />4 RESOLUTION OF THE CITY COUNCIL <br />NO. <br />., WHEREAS, the existing driveway serving the residence on Lot 1 is <br />partial ly within Lot 2, requiring that an access easement in favor of Lot 1 <br />be granted over Lot 2 for continued use of the driveway; and <br />WHEREAS, the subdivider has completed all requirements of the <br />platting regulations of the City, including: <br />1. Completion of all the requirements of Resolution No. 2124. <br />2. Dedication on the plat of rights of way for public streets and <br />roads, shown as County Road 6. <br />3. Creation of a new private road shown on the plat as Outlot B to be <br />known henceforth as Rnoll Manor Road. <br />4. Concurrent with the creation of this private road, the Subdivider <br />has dedicated to the City a Road and Utilities Easement granting to <br />the City permanent access, improvement and utility easements over said <br />Outlot; the Subdivider has created non-exclusive ingress, egress, <br />drainage and utility easements over said Outlot in favor of all <br />abutting and/or benefiting lots including a declaration of certain <br />maintenance covenants wherein each of the abutting and/or benefiting <br />lot owners covenants and agrees to permanently maintain and pay the <br />cost of maintenance for said private road. <br />5. Dedication to the City of a Flowage and Conservation Easement <br />providing for limitations on the use of wetlands and/or drainageways <br />described therein and shown on the plat as "(1-ainage easements". <br />6. Execution of a Subdi.vider's Agreement providing for installation <br />of certain improvements as a condition of subdivision. approval. <br />7. Payment to the City of a Park Dedication Fee in the amount of <br />$600.00. <br />6. Payment to the City of final plat administrative fee and fe,7 for <br />the legal review and filing of the plat easements and covenants in the <br />amount of $300.00. <br />NOW, THEREFORE BE IT RESOLVED, that the City Council of the City <br />of Orono hereby approves the plat cif Knoll Manor, Henne-)ir. County, <br />Minnesota; subject to the followinq conditions <br />1. A variance is hereb} granted for Lots 1 through 3 which do not <br />front on a public roadway as required. <br />2.
