City of ORONO <br />RESOLUTION OF THE CITY COUNCIL <br />NO. <br />A RESOLUTION APPROVING THE PLAT OF <br />KNOLL MANOR <br />FTLE NO. 1093 <br />WHEREAS, the City of Orono is a municipal corporation organized <br />and existing under the laws of th State of Minnesota; and <br />WHEREAS, the City Council of the City of Orono has adopted <br />subdivision regulations for the orderly, economic and safe development of <br />land within the City; and <br />WHEREAS, the City Council has considered the application for a <br />subdivision by P & A Investments, Inc., the subdivider; and <br />WHEREAS, on February 9th, 1987 the City Council approved <br />Resolution No. 2124 granting preliminary approval for a plat at 1380 Sixth <br />Avenue North; and <br />WHEREAS, the proposed plat contains four lots each exceeding the <br />2.0 acre minimum lot area requirement. Lots 1 and 3 require a variance <br />because they do not front on a public roadway. Lots 2 and 3 require a <br />variance to the 200' lot width requirement as measured at the rear of the <br />50' front yard abutting the cul-de-sac; and <br />WHEREAS, the subdivision has been fc d to meet all other <br />standards of the RR-lB zoning district finding tha- each lot is of a size <br />and configuration that will allow its use as a single Family residence to <br />be fully developed without the need of further variances; and <br />WHEREAS, all four proposed lots have been demonstrated to contain <br />suitable sites for primary and alternate drainfields to serve the proposed <br />single family residences; and <br />WHEREAS, the wetland original l.y shown on official City maps in <br />proposed Lot 2 does not function as a wetland, but does function as a <br />drainageway; and <br />WHEREAS, no additional right-of-way for County Road 5 outside the <br />existing right-of-way is required by the City; and <br />WHEREAS, the existing driveway serving the property is located <br />within the private road outlot and is suitable for use as a temporary <br />construction road subject to the conditions set forth in this document; and <br />WHEREAS, a separate right-of-way outlot is shown on the plat for <br />purposes of providing for a future connection between Tanglewood Road and <br />the proposed private road, so that a single access for these two roads may <br />be created if deemed necessary in the future; and <br />Page 1 of 3 <br />
