City of ORONO <br />ORONO` <br />A RESOLUTION GRANTING <br />PRELIMINARY PLAT APPROVAL OF A <br />SUBDIVISION OF LOTS 2 AND 3, <br />PETERMAN ADDITION <br />APPLICATION NO. 1096 <br />WHEREAS, Michael J. Hilbelink and John Vogt (hereinafter <br />"the applicants") filed a formal subdivision application with the City <br />on December 5, 1986 for the platting of six lots of a property legally <br />described as Lots 2 and 3, Block 1, Peterman Addition (hereinafter <br />"the property"); and <br />WHEREAS, after due published and mailed notice in accordan,a <br />with Minnesota Statues 462.353 at. seq, and the City of Orono Zoning <br />and Subdivision Codes, the Orono Planning Commission held a public <br />hearing on January 20, 1987, at which time all persons desiring to be <br />heard concerning this application were given the opportunity to speak <br />thereon; and <br />WHEREAS, at their regular meeting held on February 9, 1987, <br />the Orono City Council considered the subdivision application of the <br />applicants noting the following findings of fact: <br />1. The property is located within the RR-1B Single Family Rural <br />Residential zoning district requiring a minimum of 2 acres of dry <br />contiguous land within each newly created lot. <br />2. The property has a total of 3.4.86 acres of dry contiguous <br />land. <br />3. All six lots shall be served by a private road for which the <br />placement and .urb cut have already been approved in a previous <br />plat. <br />4. All lots meet the required 200 feet width adjacent to private <br />road and at the front yard "ethack line. <br />S. A single family residence can be constructed on all proposed <br />lots without the need for further variances. <br />6. Septic testing has confirmed that all six lots contain <br />adequate and suitable soils for on -site sewage disposal systems. <br />Page 1 of 4 <br />
