Suggested parties meet to try to reach (Continued) <br />agreement before adding cost to revised <br />proposal. <br />b. If agreement cannot be reached, submit <br />revised proposal. <br />Planning Commission tabled the issue for developer <br />to negotiate with Park Reserve or submit revised <br />proposal. Also directed staff to request a soils <br />map and report from the Hennepin County Soils <br />Conservation District. Zoninq Administrator inforrod <br />Planning Commission and developer that any costs <br />incurred by the City for such a report would <br />have tc be reimbursed by the developer. <br />Staff - October 6, 1977 <br />Letter to Hennepin County Soil Conservation District <br />requesting soils reap and report. <br />Staff - October .16, 1977 <br />I am enclosing copies of the soils reap and r-:pert <br />as prepared by the Hennepin County Soils Conservation <br />District. The map appears to verify the wetlands <br />and flood plain areas as suggested at the Planning <br />Commission meeting of October 3, 1977. <br />Also enclosed is a revised division of the original <br />parcel. The new proposal consists of only two <br />parcels - both exceeding the minimiun lot requirements <br />for this district. <br />Building permits will not be issued until satisfactory <br />septic designs are submitted and approved by our <br />engineer. <br />Jim Anderson of the Soils Conservation District <br />has incurred some additional expenses for which <br />he has asked to be reimbursed. A copy of the <br />statement for boat rental is attached. The <br />developer shoi,ld be informed of this cost. I have <br />not receive6 N• further word from the Hennepin <br />County Park %?rve. <br />The preliminary plat as revised will be up before <br />the Planning Commission on November 7, 1977 for <br />recommendation to Council. <br />Planning Commission fleeting - November 7, 1977 <br />Mr. Gridley presented revised proposal - two lots <br />rather than three.
