REGULAR 11EETING OF THE ORONO COUNCIL, NOVEMBER 14, 1977 Page 9 <br />Mr. Alan Olson, Assistant Building 6 Zoning &U DIVISION <br />Administrator, entered into the record the follow- \�_ Big Island <br />ing information concerning a subdivision request 0309 <br />of Durwell Vetter, Big Island, dated September 13, Durwell Vetter <br />1977, which states: <br />This proposed subdivision involves the division of <br />one parcel into uiree lots, c_rach exceeding the <br />minimum two acres, 200 foot width requirements for <br />dry buildable land on Big Island. All three parcels <br />would retain water frontage. There are no existinn <br />structures on the property. The abutting land is <br />owned by the Hennepin County Park Reserve Board. <br />The low or marshy lands along the shore are not <br />included in the area calculations. Subdivision <br />considerations should include dock restrictions <br />the shoreland marshes including open space <br />:lowage easements over them and a park dedication <br />A public hearing has i,een scheduled for October 3, <br />1977 at 8:15 P.M. <br />Planning Commission Meeting - October 3, 1977 <br />.Iohn Gridley, representing Mr. Vetter, was present. <br />John Christian of the Hennepin County Park Reserve <br />and Dave Wyer of the Metropolitan Park Commission <br />also attended the public hearing. <br />The Planning Commission reviewed the three -parcel <br />subdivision. Following items were discussed: <br />1. Flood plain designation <br />a. Determined at 932 elevation. <br />b. fiuch of original tract consists of flood <br />plain as a vast area is designated below <br />this 932 elevation. <br />C. Limited area above 932 elevation would <br />probably limit the tract to only two <br />buildable sites. <br />d. Suggest new proposal noting total areas <br />above 932 elevation of each individual <br />parcel (87,120 sq. ft. required). <br />2. Soil borings indicating high water table <br />a. Evidence of high water table would indicate <br />difficulty in designing adequate septic <br />systems in this area. <br />h. Inadequate septic system design could probably <br />prohibit any buildinq on tract. <br />C. Suggest developer submit septic plans .for <br />individual sites for City engineer review <br />and report. <br />(Continued) <br />
