Scherhar <br />The applicant proposes dividinq 2.7 acorns into <br />two lots. The property consists of a main house, <br />guest house and carriage house (garage) . All <br />existing buildings m*ot the necessary setbacks <br />except for one shed that must be removed by final <br />approval. Neighbor's house to the south runs 5' <br />over the property line. Existing c- rb cuts will <br />remain. The access easement of 25' runninh along <br />the northern lot line was discussed by they neighbors. <br />They wanted to be assured that the plat will not <br />.interfere with this easement. The Applicant will <br />furnish proof of the 25' easement in the recorded <br />title. Lot 2 will b..ve riparian rights only. <br />Planning Commission moved to approve the preliminary <br />subdivision application of Pa_.1 A. lScherber, sublect <br />to the following conditions: <br />1. Park dedication fee of $400 for the newly create' <br />residential lot (Lot 1). <br />2. Lot 2 (southern lot) is to have riparian rights. <br />3. Existing curb cuts to remain - applicant wishes <br />to retain loop driveway - Lot 1 to deed access <br />easement in favor of Lot 2. <br />4.
