The property is not served with municipal sewer or water. <br />The seven dry contiguous acres can easily support an on -site <br />septic system and well. The required access location at the most <br />eastern side of the property may necessitate intersecting an <br />extensive wetland corridor along east boundary. The private <br />driveway has been placed out of tre wetland area (per recently <br />designated wetlands boundary of Carp of Engineers) and if such <br />placement is allowed by State Highway Department will still <br />require a variance to the 26 feet setback. The road is 15 feet <br />from the wetlands at its closest point. <br />Staff is finally in receipt of the long awaited survey of <br />the site. There are discrepancies in the setbacks originally <br />shown on site plans when compared to current survey. The need <br />for setback variances was never addressed in earlier review and <br />will be addressed below. <br />Review of Application in Relation to Required Standards: <br />A.
