15. LANDSCAPING AND DRIVEWAY <br />15-1. Sodding, seeding and plantings shall be by Owner. <br />15-2. Driveway - sub -cut driveway area to remove all black <br />dirt and organic material. Build up to sub -grade with a <br />minimum of 6" class 5 granular materials, compacted and <br />graded for drainage. (Owner will install bituminous mat <br />after construction). Provide and install a 15" diameter <br />corrugated galvanized metal culvert under the driveway <br />entrance at Ferndale Road. <br />16. CONCRETE AND FOUNDATION WORK <br />16-1. Footings shall be 2500 psi ready -mix concrete, sized <br />per plan. Provide and install reinforcing as shown. Leave <br />exterior footing ledge clean and smooth. <br />16-2. Foundation walls shall be new, undamaged concrete <br />block, non -modular units, laid straight, plumb & level. <br />Joints shall be struck flush where concealed and tooled <br />where exposed. Keep base course of block free of all <br />mortar drippings for drain tile bleeder hoses. Poured <br />concrete foundation, in lieu of concrete block, is accept- <br />able,provided that it is installed with proper reinforcing. <br />16-3. Fill block cores under steel beam bearing plates. <br />Provide 1/2" anchor bolts, 48" o.c. for foundation plates. <br />16-4. All slabs shall be monolithically poured with air <br />entrained ready -mix concrete, thicknesses per plan. <br />16-5. Basement and porch floors shall have troweled <br />finish free of ridges and trowel marks using 3000 psi <br />concrete. <br />16-6. Garage floor shall have smooth, steel -trowelled <br />finish free of ridges and trowel marks using 3500 psi <br />concrete. Reinforce per plan. Apply floor sealer. Floor <br />drains shall be provided and installed by plumbing <br />contractor. <br />16-7. Stoops, steps, sidewalks and patio shall be 3000 psi <br />concrete, broom finish. <br />17. DAMPPROOFING AND DRAIN TILE <br />17-1. Apply 1/8" thick coat of Sonneborn Hydrocide or <br />equal mastic to below -grade basement walls and over top of <br />footing. Cover with continuous 4 mil poly film. Install <br />poly film over top of foundation wall to outer edge of <br />footing. <br />17-2. Install 4" perforated the around interior perimeter <br />of basement foundation. Install weep hose from each block <br />core ir bottom course, into tile. Run tile to sump basket. <br />1A. MASONRY <br />18-1. Chimneys shall be faced with brick, per plan, using <br />cement and lime mortar, not tinted. Chimney cap shall be <br />concrete, not mortar mix. Brick allowance - S320/m. <br />18-2. Flues shalt be vitrified clay tile, laid tight. <br />Clean mortar drippings from flue and fireplace smoke <br />shelves. Provide clay tile flue chase foi furnace vent <br />pipe. <br />18-3. Fireplace boxes shall be new firebrick. <br />18-4. Face and Hearth of Family Room shall be brick as <br />selected by Owner. Untinted mortar, brick allowance S320/m. <br />18-5. Masonry contractor shall be responsible for the <br />corr;ct construction of fireplaces and shall determine the <br />air prover flue size. Provide a fresh -air intake at fireplace, <br />and. an ash dump. <br />
