The subject properties consist of three separate <br />property identification numbers (PIDs) and are proposed to be combined resulting in two PIDs, thus <br />reducing the number of available buildable lots on Big Island by one. 430 Big Island is a vacant ±1 <br />acre lakeshore property. 440 Big Island contains a small cabin and two small sheds; it is a ±1 acre <br />property which straddles the platted right-of-way Massasoit Avenue/Maslin Avenue. 450 Big Island <br />is also a ±1 acre lakeshore property containing a cabin and small shed. Following the lot line <br />rearrangement 450 Big Island will have a portion of the property across Maslin Avenue and will be <br />1.85 acres in area (minus ROW); 440 Big Island will be 1.79 acres in area (minus ROW). Both <br />properties will contain a cabin and septic system; the lot line rearrangement will keep the portion of <br />the property containing the septic treatment area for 440 with the cabin. The area calculations will need to be adjusted to reflect lot <br />areas as calculated by City Code, without the square footage within the ROW. Both properties, as <br />proposed, will be separated by the platted right-of-way of either Massasoit Avenue or Maslin <br />Avenue as shown in Exhibit B. The lot areas will need to be adjusted and legal descriptions clarified <br />prior to placement on the City Council's agenda for review. <br />Because this is a lot line rearrangement which results in no additional lots, no park fee or <br />stormwater trunk fee will be required.
