File #1026 <br />.l: ?3, 1986 <br />Page 3 <br />Additional C-ximents and Planning Commission Recommendation <br />Additional :_whibits <br />Exhibit F - Vogt's Letter <br />Exhibit G - Will's Letter <br />Exhibit H - Vogt's & Hilbelink's Letter <br />Exhibit I - Sketch of Planning Commission Recommendation <br />At the July 21st meeting of the Planning Commission, the <br />applicants and future owners of Lot 1 were given the opportunity <br />to address their concerns regarding staff's proposal to define a <br />north/south link to the future extension of Woodhaven Drive via a <br />minimum 60 feet wide corridor on the east side of Lots 2 and 3 <br />(review Exhibits 8, C & D). <br />Their positions have been presented in writing, please <br />review Exhibits F, G & H. They may be summarized as follows: <br />1. The proposed access corridor along the east lot lines <br />contain the majority of mature trees on the subject property <br />- construction of the through road would require the removal <br />of these trees. <br />2. The future house sites have been chosen because of thei- <br />interior location far from the travelled roads and noise and <br />safety concerns of the road traffic. <br />3. The trree applicants all plan to maintain large acred <br />lots. Owners of Lots 2 and 3 will independently seek lot <br />splits and owner of Lot 1 plans a lot line rearrangement <br />with corner undeveloped lot (see Exhibit C and D) to main- <br />tain horses for his children. City can postpone acquisition <br />of additional rights -of -way until a future subdivision when <br />development of vacant surrounding properties is more de- <br />fined. <br />4. If <br />the corner <br />parcel at <br />the intersection is developed at <br />some future date <br />requiring <br />a private road, the road outlot <br />should <br />be *-ken <br />completely <br />out of the subject property as <br />access <br />fo. t 3 <br />is at the <br />east side of parcel and would <br />afford <br />no c.t <br />benefit for <br />Lot 3 or future divided lot. <br />Planning Commission Recommendation <br />The Planning Commission recomme, ed that the north/south <br />link be relocated within a 60 foot wide corridor per the enclosed <br />staff sketch (Exhibit I) further east. This specific access <br />location was approved for future development of Lot 2 within the <br />Hallson Estates plat and should be reviewed by the City Engineer <br />if approved as future through road by Council. This would be <br />the most central or mid location of the half section but not of <br />the remaining undeveloped lands of the half section as would be <br />the corridor recommended by staff. <br />
