The access location on <br />Watertown Road would satisfy all safety standards and provide <br />centralized access for undeveloped lands to the east and <br />immediate west. Staff recommends that either an outlot or road <br />along the east lot line be designated and dedicated to the City <br />to serve as a north/south link to a future extension of Woodhaven <br />Drive. The applicants and Mrs. Peterman's agent have been <br />advised of staff's proposal and appear to have no problem. <br />Since the Council meeting of June 23rd, staff has learned that <br />the 30+ acre parcel to the north is to be developed - preliminary <br />plans to be reviewed at your August meeting. Staff has advised <br />the planning/engineering staff for the future applicant of the <br />City's request for a future north/south link between Woodhaven <br />and Watertown Roads. Staff sent a sketch of the current proposal <br />locating the east access corridor. The planner advises that an <br />extension of Woodhaven Drive is proposed similar to staff's <br />sketches (exhibits C & D). <br />Staff would concur with Mr. Hilbilink in his letter of July 11, <br />1986 that there is no need to designate an access corridor along <br />the west lot line of Lot 3 as all future access from his property <br />will be on the east. If the west corner parcel (northeast <br />quadrant section of interrQctions of Watertown and Old Crystal <br />Bay Roads) is developed, .. -ess will be provided along the east <br />lot line at Watertown Road - safe distance from intersection. <br />Planning Commission should advise if there are any other access <br />considerations overlooked by staff. <br />Staff Recomoendation - <br />To designate a partial road (per staff sketch - see exhibit B) <br />along the east lot lines of Lots 2 & 3 for dedication to City for <br />public road use. <br />If Planning Commission members do not feel that it is necessary <br />at this time to acquire future access corridors, please note them <br />for Council's review and consideration. <br />
