Mabusth, Zoning Administrator <br />DATE: April 23, 1986 <br />SUBJ: Proposed Zoning Amendment <br />The following amendment was approved by the Planning Commission at a <br />special meeting in February of this year. The original amendment was <br />presented in August of 1985 at a public hearing before the Planning <br />Commission. There has been little public interest in the various sections <br />proposed for amendment. <br />A. Definitions <br />Commercial Operations - Operations where business is conducted by the <br />sale or exchange of goods and/or services on site for money or other <br />valuable consideration except for those provided for in the home <br />occupation section. <br />Need to define a commercial operation for the purpose of <br />interpreting other sections of the code. Staff has underlined <br />the last section because we question the need to address the <br />commercial uses allowed under the home occupation ordinance cited <br />in this specific definition section. Why not other quasi <br />commercial uses cited in the code. <br />Riding Academy - A building, structure. or other facility which is <br />used for the instruction and training in care and handling for a fee <br />or other valuable consideration. <br />Stables and Barns - Private - A building or structure used or intended <br />to be used i,r housing horses, mules, donkeys, or ponies belonging to <br />the occupant of the property, and kept for noncommercial purposes. <br />Riding Academy use is noted in the code but lacked direction in a <br />definition. Note the 150 feet set..:ck from the nearest lot line <br />has been omitted so as not to conflict with required setback <br />standards recommended later in code amendment. These changes <br />result much from the discussion surrounding the Kokesh <br />application and the need to establish approved levels for such <br />private/commercial operations. <br />Yar-' 'equirements - Those requirements which relate exclusively to the <br />Si f yard areas ,when such a--e required within specific zoning <br />di. cts. <br />Definition needed to distinguish between setback standards. Our <br />code contains both setback and yard standards. <br />
