Bed & Breakfast Amendment <br />June 19, 1986 <br />Page 2 of 4 <br />AM J SECTION 10.20, SUBDIVISION 3 <br />BY ADDING THE FOLLOWING CONDITIONAL USE <br />O - Bed & Breakfast <br />Owner/resident of an existing residence/dwelling may provide guest rooms <br />for the purpose of overnight lodging for financial compensation by <br />reservation only, and where no provision is made for cooking in any guest <br />rooms and regular meals are not proyided on the premises and in which <br />ingress and egress to and from all guest rooms is through the principal <br />residence/dwe 11 ing. The following standards shall govern a l l Bed & <br />Breakfast operations within the City: <br />Planning Commission amended the underlined section to <br />read as follows: <br />No meals other than a light breakfast shall be <br />provided on the premises. <br />1. The property must (select most suitac ption): <br />a) satisfy all applicable lot standards for the given zoning <br />district <br />b) satisfy 150% of all applicable lot standards for the given <br />zur.ing district <br />satisfy all applicable lot stand?.rds for the given zoning <br />-trict in addition to meeting the area ratio of 1/5, 1/4, 1/3 <br />e per guest room .. . <br />.at in no case shall the number of guest rooms exceed 6, 7, 8 ... <br />Pl.-,ning Commission selected the following option: <br />The property must satisfy all applicable lot <br />standards for the given zoning district in <br />additioni to meeting the area ratio of 1/4 acre per <br />guest room, but in no case shall the numbc-r of <br />guest rooms exceed 6. <br />2. The i aci ty shall be owner occupied and serve as the principal <br />residence of ,,wner. <br />3. The property must be located on a State, County, or M.S.A. street <br />and not less than (3,000 , 4,000 ...?) feet from another Bed & <br />Breakfast facility. Access to the site crest not be shared with <br />adjacent residential properties. Each guest room must be provided <br />with one off street parking stall/space, screened from adjacent <br />residential lots with natural plantings. <br />Planning Commission amended by adding the following: <br />such screening to be of natural plantings. <br />
