#684 Bruce Hauglid <br />Page 2 <br />Variance <br />Our third suggestion was to locate the structure to the rear <br />of the lot (10' from rear and side lot lines) but the aerial <br />power wires interfered with this location (see exhibit F). <br />NSP requires 8' separation from top of structure and 15' <br />clearance for driveway. <br />The proposed location of the detached, single stall garage <br />and storage shed will meet the NSP requirements and allow <br />the owner to save his mature tree and preserve major portions <br />of his grassed yard. The extended driveway and structural <br />additions require the above noted variances. <br />As for the hardcover variance, all the developed lots in this <br />neighborhood would require hardcover variances. <br />Staff Recommendation <br />To approve the hardcover and setback variance for Bruce Hauglid <br />to permit the construction of a detached garage and addition <br />based on the following hardships and findings: <br />1 - Location of house on lot prohibits attaching the garage <br />to the side. <br />2 - Topography to west side of rear yard. <br />3 - No additional land available. <br />4 - Location of overhead power lines. <br />5 - Location of mature tree in rear yard. <br />6 - Written approval from both neighbor property owners involved <br />with the encroachment. <br />Approval subject to the following conditions: <br />1 - City will not approve future setback or hardcover variances <br />for the property - applicant should be asked to explain <br />lined area to rear of proposed addition (as shown on site plan). <br />2 - Removal of existing garage. <br />3 - Place address numbers on house for purpose of easy <br />identification and as required by ordinance. <br />
