If <br />each completed prior to final plat approval the Ap,pl.icant need not <br />post security with this arrangement. <br />At any rate a landscape plan must be provided prior to final approval <br />so that City may confirm in the plan drainage is unchanged, scheduling for <br />plantings and removal continues to intersection at public carting way <br />through Wildman and Partridge properties. We would strongly suggest that <br />applicant review these plans with affected neighbors. <br />The proposed curb cut has been realigned 60 to 70 feet further east to <br />provide adequate sight distance at intersection. Trees to the west of <br />intersection must be trimmed back so that cars approaching at a 40 MPH <br />speed from the west can be readily sighted. Outlot A designates the 50 <br />foot wide right-of-way of private road serving all 5 residences. <br />Staff has recommended that Lots 1, 2 and 3 access off the private road <br />via a shared private driveway. Originally, Lots 1 and 3 were to access <br />directly off the private road and Lot 2 via a platted corridor to the <br />private road. <br />The shared drive will minimize the impact on the dense, mature vegeta- <br />tion that exists on the steep slope. The B Outlot is 60 feet wide in order <br />to allow for additional width needed to cut road into steep banks. The <br />shared driveway will also minimize disturbance and limit erosion of steep <br />bank areas. The outlot will be owned in common by the three property <br />owners benefitted by the shared drive. <br />The following design standards will apply for a private roae serving <br />between 3-6 units: <br />a) Right-of-way = 50 feet <br />b) Minimum paved width = 24' <br />c) Section - 8" Class 5, 1007. crushed <br />3" 2341 Bituminious surface <br />d) Design speed - for 30 MPH <br />Vertical control - maximum gradient = 12% <br />Horizontal control - minimum radius = 275' <br />The City will ask for underlying road and utility easement over Outlot <br />A. The City will also ask for execution of private maintenance agreement <br />and covenants for share in the costs of the maintenance and upkeep of the <br />private road by all 5 residents. The City will ask for proof via private <br />covenants for the share in the cost for upkeep and maintance of shared <br />driveway by Lots 1, 2 and 3. <br />
