Mabusth, Zoning Administrator
June 19, 1985
COUNCIL MEETING
CITY OF ORONO
#918 John D. Nordstrom, 541 Spring Hill Road -
Preliminar.y Subdivision
Zoning District - RR-lB
Total Area = 14.4 Acres
Wet Acres = 1.6 Acres
Dry Acres = 12.8 Acres
Application - Subdivision - Plat - 5 Lots
List of Exhibits
Exhibit A - Application
Exhibit B - Plat Map
Exhibit C - Property Owners List
Exhibit D - Access Agreement
Exhibit E - Preliminary Plat
Please be advised that the Nordstroms allow their dogs to run free on
their property. Staff strongly suggests if you plan to inspect the site,
please call the Nordstroms to arrange for an inspection time (Telephone No.
476-1474).
GENERAL REVIEW AND COMMENTS
Each lot contains a minimum of 2 acres dry contiguous land. Lot 5's
building envelope will be more restricted by the wetlands now designated at
the 970' elevation. The building envelope still meets the RR-lB zoning
standards with the 200 feet of width. We have asked the applicant to abide
by the DNR setback standards for Lydiard Lake - 200' for structures and
150' for septic drainfields. The revised preliminary plan submitted for
Council's review confirms that all new building envelopes have not been
hindered with more restrictive setback standards. Lot 4's septic envelope
must be comletely out of the 150' setback area when installed.
All existing structures on Lot 3 meet the required setbacks for the
RR-lB zoning district.
ACCESS
In review of Exhibit D, the original access agreement that provided
legal access for existing residence on Lot 3; the new lots cannot be served
by the existing road. The old driveway will be removed upto the public
cartway that serves the former Crosby, Winston and Partridge residences.
The question is when should we ask for the removal of the existing drive-
way?
