The propo se d development generally <br />conforms to the 2.0 acre dry-buildable, 200' width standards of the RR-lB Zoning District. <br />Relationship to Surrounding Development <br />The proposed single -fa mily deve lopment with 2-plus acre lot sizes is consistent with existing <br />development in the surrounding neighborhood. The surrounding properties vary in size from 2 to 20+ <br />acres. <br />Conformity with Zoning District Lot Requirements <br />The property is located in the RR-18, One Family Rural Residential District, which allows for single family <br />rural residential uses with a minimum lot size of two dry buildable acres. Each proposed lot meets the <br />minimum requirement of 2.0 acres of dry buildable land. <br />General Site Characteristics <br />The site to be platted as "Bay side Meadows" is currently a vacant field containing open areas identified <br />as a hayfield and meadow, a wetland, and a wooded area along the south and southeast portions of the <br />property. A wetland delineation ha s been conducted and has been shown on the survey; the 30,896 <br />square foot (0.7 acre) wetland has been recla ss ified from a Preserve classification to a Manage 2 <br />classification. The City has re ce ived a copy of the delineation and of the Minnehaha Creek Watershed <br />District approval of the delineation and the reclassification.
