The <br />proposed dividing line runs diagonally through the property along the <br />natural low swale, thus preserving the logical new building site. A <br />65' frontage on Old Long Lake Road is proposed for the new lot, with a <br />lot width of nearly 300' at the new building site. <br />Lot I, with the existing house, is proposed to contain 2.009 acres. <br />Lot 2 would contain 2.396 acres. Lot 1 will continue to use the <br />existing driveway. Lot 2 will use a separate driveway entrance, the <br />location of which has been reviewed and approved by the Public Works <br />Coordinator. <br />Septic testing has been completed for the new lot. Both primary and <br />alternate sites are suitable for standard drainfield systems. <br />Testing has not been submitted to verify an alternate site for the <br />existing drainfield on Lot 1 . The applicant has been notified of this <br />discrepancy. Iwould anticipate that a suitable alternate site can be <br />found within the proposed lot boundaries. <br />The lowlands on the property are not designated wetlands and appear to <br />be dry except during wet seasons. <br />The standard drainage and utility easements should be required for <br />both lots. <br />Note that the existing house and sheds have less than the required west <br />property line setback but meet all other setback requirements within <br />the proposed subdivision. <br />
