provided for Landlord on the signature pages of this Lease or at such other addresses as Tenant shall <br />be advised, in writing, to use by Landlord. All notices to Landlord shall be directed to all Landlord <br />entities. All notices from Landlord to Tenant required or permitted by any provision of this Lease <br />shall be directed to Tenant, postage prepaid, certified or registered mail, at the Leased Premises and <br />at the address, if any, set forth on the signature page of this Lease. Each Landlord entity and Tenant <br />shall each have the right at any time and from time to time to designate one (1) additional party to <br />whom copies of any notice shall be sent. <br />ARTICLE 23 - APPLICABLE LAW <br />This Lease shall be construed under the laws of the State of Minnesota, without regard to <br />choice of law provisions. <br />ARTICLE 24 — USE OF LEASED PREMISES BY OTHERS <br />Landlord and Tenant are governmental entities, and the building on the Leased Premises is <br />a public building. Tenant agrees that Landlord reserves the right for the City of Orono and City of <br />Long Lake to use the Leased Premises as a public polling place for regular and special local, state <br />and federal elections. Tenant also agrees to cooperate with Landlord in allowing reasonable and <br />occasional use of gathering spaces within the Leased Premises by the City of Orono or City of Long <br />Lake, provided that Tenant may refuse to allow any use that will interfere with Tenant's operations, <br />in Tenant's sole discretion. <br />ARTICLE 25 - GENERAL <br />A. This Lease does not create the relationship of principal and agent or of partnership <br />or of joint venture or of any association between Landlord and Tenant, the sole relationship between <br />Landlord and Tenant being that of landlord and tenant. <br />B. No waiver of any default of Tenant hereunder shall be implied from any omission <br />by Landlord to take any action on account of such default if such default persists or is repeated, and <br />no express waiver shall affect any default other than the default specified in the express waiver and <br />that only for the time and to the extent therein stated. <br />C. The marginal or topical headings of the several Articles, paragraphs and clauses are <br />for convenience only and do not define, limit or construe the contents of such Articles, paragraphs <br />or clauses. <br />D. All preliminary negotiations are merged into and incorporated in this Lease. <br />E.
