F. All provisions hereof shall be binding upon the successors and assigns of each party <br />hereto. <br />G. If any term or provision of this Lease shall to any extent be held invalid or <br />unenforceable, the remainder shall not be affected thereby, and each other term and provision of <br />this Lease shall be valid and be enforced to the fullest extent permitted by law. <br />H.
