"Subdivider" -Any person who (1) has an <br />interest in land, who causes it, directly or indirectly to be <br />divided into a su9division or who (2) directly or indirectly sells, <br />leases, or develops, or advertises for sale, lease, or development <br />any interest, lot, parcel, site, unit or plot in a subdivision, 0 ; <br />who (3) engages directly or through an agent in the business of <br />selling, leasing, developing, or offering for sale, lease or <br />development a subdivision or any interest, lot, parcel, site, unit <br />or plot in a subdivision, or who (4) is directly or indirectly <br />controlled by or under direct, or indirect common control with any <br />of the foregoing. <br />64. "Subdivider's Agent" -Any person, firm, <br />corporation, or rea 1 tor who represents, or acts for or on beha 1 f <br />of, a subdivider in selling, leasing or developing, or offering to <br />sell, lease, or develop any interest, lot, parcel, unit, site or <br />plot in a subdivision. <br />65. "Subdivision" -The separation of an area, <br />parcel, or tract of land under sing le ownership into two or more <br />parcels, tracts, lots, or long-term leasehold interests where the <br />creation of the leasehold interest necessitates the creation of <br />streets, roads, or alleys, for residential, commercial, industrial, <br />or other use or any combination thereof, except those separations: <br />a. Where all the resulting parcels, tracts, <br />lots, or interests will be 20 acres or larger in size and 500 feet <br />in width for residential uses and five acres or larger in size for <br />commercial _and industrial uses; <br />b. Creating cemetery lots; <br />c. Resulting from court orders, or the adjust- <br />ment of a lot line by the relocation of a common boundary as long <br />as each of the two resulting lots meets the requirements of the <br />Zoning Chapter of the City Code. , <br />66. "Subdivision, Classification". <br />a. "Class I Subdivision" -A Class I <br />Subdivision shall be exempt from platting by the City and shall be <br />permitted subdivision by metes and bounds description described by <br />a Registered Land Surveyor if it meets one or more of the following <br />criteria: , <br />1.
