The slope is not <br />defined as bluff, however between the road and the flat, driveway area the slope ranges between 17% - 20% and <br />is heavily treed. The applicant requests an average lakeshore setback variance to construct a new home in the <br />same general location as the existing home while eliminating the lake setback encroachment and improving the <br />average lakeshore setback encroachments. <br /> <br />Practical Difficulties Analysis <br />Applicant Submittal Information: <br />The applicant has identified the <br />steep topography, <br />vegetation/wooded slope, and the <br />location of the neighboring homes <br />as practical difficulties supporting <br />the requested variance. <br />Additionally, they have provided <br />supporting documentation <br />regarding Practical Difficulties <br />attached as Exhibit C, and should <br />be asked for additional testimony <br />regarding the application. <br /> <br />Planning Staff Practical Difficulty <br />Analysis: Regarding practical <br />difficulty, Staff agrees with the <br />applicant’s findings that the <br />existing vegetated slope, the <br />location of the existing <br />improvements, and the deep <br />lakeyard setbacks of the <br />neighboring homes create <br />difficulties for the subject property. <br /> <br /> <br />Application Summary: The applicant is requesting an average lakeshore setback variance for a new home. <br />Staff Recommendation: Planning Department Staff recommends approval. <br />6 <br />PC <br />Exhibit A
