The applicant proposes to resolve the lake setback <br />encroachment with the new home. The lake side of the existing home also encroaches approximately 68 feet <br />into the average lakeshore setback on the north side and 85.5 feet on the south end. <br /> <br />The new home will be located 114 feet from the lake (19 feet ahead of the average lakeshore setback) on the <br />north, and 79 feet from the lake (80 feet ahead of the average lakeshore setback) on the south. The proposed <br />home location will improve the average lakeshore setback encroachments by approximately 49 feet on the north <br />and 5.5 feet on the south. This is a significant improvement for the neighbor on the north side at 830 <br />Windjammer Lane. <br /> <br />Construction in the conforming building envelope, on the slope, would likely result in a large amount of <br />grading/disturbance to create a building pad on the property, as well as the removal of a significant number of <br />trees, which could result in erosion or instability of the slope, and reduce the natural, vegetative screening for the <br />neighbors on either side of the subject property.
