McCleary, we have examined the title to <br />the premises situated in Hennepin County, Minnesota, described as follows: <br />'That part of Lot 22, described as ca nnencing at <br />the Southeast corner thereof, thence North along <br />the East line of said Lot to the Northeast corner <br />thereof, thence making an angle to the left of <br />131 degrees, thirty minutes and running to an <br />intersection with the ordinary high water line <br />of Lake Minnetonka, thence Southeasterly along <br />said Uri to its intersection with the South <br />line of �;.iid lot, thence East along said latter <br />line to the point of beginning; also Lot 21, <br />all in Auditors Subdivision Ntmlber 203, Hennepin <br />county, Minnesota, according to the plat thereof <br />on file or of record in the office of the Register <br />of Deeds in and for said County. <br />This examination was based upon a Registered Property Abstract .owering <br />Certificate of Title 481523, dated August 31, 1972, registered in Volume <br />1595, page 4,91523, in the office of the Registrar of Titles for Hennepin <br />County, Minnesota, last certified to on August 28, 1981, by Title Insurance <br />Company of Nfinnesota, and from such examination we are of the opinion am] <br />find that on said last named (late, Orville E. Keiran aml Flossie A. Keiran, <br />husband wife as joint tenants, were the owners of a good and marketable <br />title, in fee simple to said laml, free aril clear of all encumbrances except <br />the following: <br />1. Taxes for 1979 aml prior years, paid; Taxes for 1%1 in the arouont <br />of $4, 425.78, second one-hal f, not paid aril in the amount of $541.72, second <br />one-half., not paid. <br />
