"Combination of separated <br />parcels prohibited. No lot or parcel of land which is divided by <br />a public, private or platted road or road easement which results <br />in any segment thereof being less than the minimum acreage <br />required for that zoning district, shal 1 be al lowed to be <br />combined with any separated parcel of land across the road for <br />purposes of qualifying under the minimum acreage, open space, <br />required yard, setback or sanitary or septic system requirements, <br />nor shall building or density credits be credited or transferred <br />between such parcels under any provisions of this chapter. Each <br />separate parcel must individually conform to the provisions of <br />this chapter in connection with construction of improvements <br />thereon." <br />Applicants propose combining or connecting Lot 1 and Outlet A as <br />a single residential unit located in a RR-lA, 5 acre minimum <br />zone. Variance to this section shall be required. <br />Lot 1 = 2 acres dry contiguous <br />Outlet A= 4.26 acres <br />Total area= 6.26 acres dry and .33 acres wet <br />Section 11.03. Definition 24. Lot area minimum in rural zones <br />not served by sanitary sewer. Each lot must contain a minimum of <br />2 acres of contiguous dry buildable land exclusive of wetlands, <br />public and private rights-of-way, vehicular or pedestrian <br />easements. <br />Proposed Lot 1 consists of 2 acres of dry buildable land. <br />Applicants' consultant confirms suitable areas for both principal <br />and alternate on-site septic systems. Outlot A is proposed as <br />merely area credit for 5 acres zoning requirements. <br />Chapter 11 -Class III Subdivision.
