There has been some discussion about the increase <br />of this ._nimum to 1 icrss'^ :io,�e_1er, since the subject <br />_s �A _n exce_3 c <br />the minimum area requirements. <br />B. Access and Circulation Plan <br />As noted above, key access and circulation issues will be <br />resolved when the specific alignment of the proposed <br />frontage road is determined. The section on the <br />recommended alternative for this area states that the <br />residential area would be served by a cul-de-sac or <br />circular road off Brown Road with no connection to the <br />west, if the frontage road is installed. Conseq'iently, <br />the proposed c?esign :could meet this standard, provided <br />that appropriate commitments can be negotiated for the <br />locat_on and construction of the proposed frontage road. <br />C. Sanitary Sewer Availability <br />The City's engineering consultant has reviewed this <br />application and states in his report that the site can be <br />served with sanitary sewer through Long Lake (joint powers <br />agreement, or by constructing a new interceptor line as <br />described in the Trunk Highway 12 Corridor Sanitary Sewer <br />S`udy prepared oy his office. <br />D. Stormwater Management <br />The City Engineer indicates that a storm drainage plan <br />will need to be developed to serve the area. The proposed <br />ponding area will be located near the intersection of <br />Brown Read and Trunk Highway 12. The applicants are aware <br />of the need for stormwater pond and the City's concern <br />about the quality of runoff to area lakes. They have <br />agreed to prepare detailed plans to meet these standards. <br />71.
