Requirement of Development Agreement <br />It is anticipated that a development agreement w'_.11 be <br />drafted and executed prior to the completion of the <br />approval process. <br />Site Area: 32.6 Acres <br />Single -Family Lots: 25 <br />Homes Per Acre: .76 <br />Private (shared) Open Space: 8.4 Acres <br />Average Lot Size: 35,000 Square Feet (0.8 ac.) <br />Area in Private Roadway: 2.2 Acres <br />DEVELOPMENT ANALYSIS <br />.his proposal is consistent with the Highway 12 Corridor Study, <br />therefore, it is consistent with the Orono Comprehensive Plan. <br />It also appears that all of the necessary requirements for <br />rezoning that apply to this area can be met. <br />When the Planning commission reviewed this application as a <br />Sketch Plan, there was orw issue that stood out among the <br />others. That issue was the length of the propored cul-de-sac <br />and various alternatives for mitigating this concern. As you <br />will recall, the proposed cul-de-sac is in excess of 2,000 <br />feet in length. <br />The City Code indicates a maximum length for public streets of <br />1,000 feet. Tt .ioes not state a :maximum length for pr_vete <br />streets, which is the nature of the roadway in this <br />develonment. From discussior2 :itti the Planninq Staff we also <br />understand that the City ha3 allowed private cu.-de--ace in <br />excess of 1,000 feet in prev.3us cases, without requiring a <br />variance. <br />
