The :na7 orl`•' - - -ne _ - _ covered n .far .r3 <br />maple (crest, although a significant stand of coniferous <br />trees are also present which were plantid by Sid Rebers. <br />B. Comprehensive Plan Relationships, Zoning Issues: <br />As the Planning Commission is well aware, the Subject <br />Property is located within the Highway 12 Corridor Study <br />Area. Since that study was adopted by the City as a <br />formal amendment to the Comprehensive Plan, the Planning <br />Commissi^n should refer to that document for -eview of <br />pertinent comprehensive planning issues. This property is <br />discussed on pages 49 through 52. <br />This application includes only the northern portion of the <br />Rebers site, although some preliminary sketches have been <br />shared with the City that illustrate the future <br />development of the southern portion as well. The Highway <br />12 Corridor Study anticipated the develcpment of <br />single-family residential lots on the: northern portion of <br />the site and that is what is being applied for in this <br />request. The recommended alternative states that the <br />density should not exceed L5 lots, which is the number <br />shown on the proposed plat. Therefore, at the most basic <br />level, this request is consistent with the Comprehensive <br />Plan. <br />The remainder of the discussion in the Corridor Study <br />focused on traffic and stormwater management issues. Both <br />of those issues will be addressed at the point at which <br />the southern portion of t`'e site is developed. <br />Zoning Issues <br />The area contained •.-thin -' •.&v 12 Corridor Study is <br />subject to the proposed Soo gum Requirements for <br />Rezoning that have been revie,. the Planning Commission and <br />will be reviewed by the City Council at an upcoming meeting. <br />Although these minimum requirements have not yet been form"lly_ <br />adopted cy the City Coun,�:i , zney are surnar;zed in the <br />following paragraphs, along wi--h a discussion or how they are <br />proposed to to :net by this r 2quest. <br />
