Zoning File i1260 <br />Page 2 <br />The applicant has reviewed the Planning Commission recommendation and feels <br />that he can comply by removing plastic landscape beds in the 0-75' zone, <br />and can in fact, remove landscape beds and redefine his sidewalk and <br />driveway areas to a maximum of 1,815 s.f. or 44.4% in the 75-250' zone. <br />This will result in a net hardcover decrease on the property from 3,405 <br />s.f. to 3,135 s.f. <br />Staff Recommendation <br />In light of Planning Commissions recommendation for a net decrease in <br />hardcover on the property, the applicants current proposal accomplishes <br />that purpose. A resolution reflecting the Planning Commission <br />recommendation and the applicants revised hardcover proposal is attached <br />for Council review. <br />
