Memo and Exhibits of 4/13/88 <br />E.) Resolution <br />Discussion <br />Please review the memo and exhibits of 4/13/88. The applicant is <br />requesting variances in order to remove his existing garage and construct a <br />new detached garage. <br />Planning Commission reviewed this application at their April 18 meeting, <br />and generally felt that the project as proposed was excessive in hardcover. <br />Planning Commission then voted 5 to 0 to recommend approval of the <br />requested variances subject to a substantial reduction in overall <br />hardcover. The Planning Commission recommended as follows: <br />A. 0-75' hardcover - remove plastic that is not necessary to protect <br />the foundation and crawl space. This translates to a reduction from <br />the existing 1,512 s.f. (42.6%) to 1,320 s.f. (37.2%) resultant <br />hardcover in the 0-75' zone. <br />B. 75-250' hardcover - Planning Commission recommended that in this <br />zone no hardcover increase should be allowed. Note that staff had <br />done a preliminary estimate of 75-250' hardcover at 1,670 s.f. or <br />40.9%. Upon applicant's request, the 75-250' hardcover was <br />recalculated in detail and found to be approximately 1,893 s.f. or <br />46.3%. Staff would interpret the Planning Commission recommendation <br />to mean that no increase over the existing hardcover in the 75-250' <br />zone would be allowed, whatever that existinq percent is, hence 1,893 <br />s.f. would be the maximum allowed. <br />C. Planning Commission recommended approval of the setback <br />variance of 5', and recommended approval of a garage se, of 20' <br />instead of the 30' normally required. <br />
