Zoning File #1335 <br />September 29, 1988 <br />Page 3 of 3 <br />Staff Recommendation - <br />To approve the conditional use permit and variance application of <br />Woodhill Country Club that would allow the construction of a 60'x180' <br />maintenance storage building on the club property and would approve an area <br />variance for the structure based on the following findings: <br />1. Proposed structure will have no negative impact on the <br />surrounding residential properties. <br />2. The single, larger structure would have less of an impact than <br />several maintenance structures with access drives and would also <br />provide tho- means for a more efficient maintenance operation. <br />3. The location of the structure will mini ... ize tree removal with the <br />construction and grading. <br />4. The west side setback, topograchy and natural screening lessens <br />the impact of the structure to the residential neighborhoods to the <br />west. <br />This approval is subject to the following conditions: <br />1. All residential use of the house structure to the south of the <br />proposed maintenance structure must be discontinued prior to <br />preliminary excavation work for new construction. <br />2. Per Appendix E of the Uniform Building Code, the maintenance <br />structure must be provided with a fire supression system. <br />
