The applicants are requesting variances to replace a garage which was <br />removed after damage occurred during the 1987 super storm. That <br />garage was located in approximately same location as the proposed <br />garage. (Note that the pre-existing garage does not show on any <br />survey). <br />2.. The proposed garage will consist of 2 stories due to the topography of <br />the site. The upper story will be a garage space exiting to the <br />south. The lower space is intended for storage. Total square footage <br />of each floor is 624 square feet for a total of 1248 square feet, <br />exceeding the 1,000 square foot floor area maximum for accessory <br />structures by 248 square feet or 25%. <br />3. Per the applicants hardcover calculations submitted and as revised by <br />staff, current hardcover is 29.6% in the 75-250' zone, and <br />construction of the new garage and its associated driveway will <br />result in a 75-250' hardcover of 39.6%. Note that the rear driveway <br />that serves a number of these residences (along the railroad) is <br />actually within railroad right-of-way. Hf6e.i_-crvt* (44_curA-r1e1.$). <br />4. The topography of the site would suggest that a 2 level garage <br />structure is appropriate for this property. In order that the <br />structure not exceed the 1,000 square foot maximum floor area, the <br />garage would have to be reduced to 500 square cent per floor <br />(dimension3 of 20x25 or 22x22). <br />5. From a site � lanning standpoint, the garage would be appropriately <br />located at the proposed site. Garages serving neighboring <br />properties exist on either side, and this garage will line up with <br />those garages. <br />
