The first addition is a family r000m on <br />the street side of the house, which is proposed at ll'x32' plus <br />3'x32' deck. Because part of this is existing hardcover, the net <br />increase in hardcover due to this addition is 158 s.f. for a <br />hardcover increase from 36.5% to 38.4% in the 75-250' zone. <br />The second addition is to enclose an existing deck on the <br />fake side of the house. There would appear to be no net increase <br />in hardcover as a result of this addition; however, this will <br />encroach approximately 5' into the average lakeshore setback <br />area. <br />An additional variance required is to side setback. Because <br />the house sits at a slight angle on the lot, the first addition <br />will bring the corner of the house about 0.3 foot closer to the <br />side lot line than the existing house corner, which is about. 6' <br />fro.n the side line. <br />The hardcover consisting of rock underlain by plastic on the <br />west (left) side of the house is barely hardcover because the <br />plastic appears to be rotting away anti—i s full of holes.
