The applicant maintains he has a hardship <br />in that the house is relatively small in floor area and the <br />family needs more space. <br />Note that a permit was issued in 1.978 for an addition, deck <br />and attached garage. Only the deck was completed. A variance <br />was granted in 1979 for a detached garage (see Exhibit. G). <br />Planning Commission reviewed this application at their <br />October 21st meeting and recommended approval subject to no <br />increase in 75-250' hardcover above the existing 36.5% mark, <br />noting that there would appear to be s,!fficient areas of rock bed <br />underlain by plastic that can be made non -hardcover to act aE a <br />tradeoff, and that staff and applicant can work this out (i.e. <br />remove a total of 158 s.f. of hardcover not within the new con- <br />struction boundarieF). <br />A resolution reflecting the Planning Commission <br />recommendation is attached. <br />
