Staff has contacted the local fire chief to <br />determine whether the 18' width between the two pillers meets the adequate <br />opening for emergency vehicles such as a fire engine. Mr. Perry confirmed <br />that a fire engine requires a 816" clearance and added that if the vehicles <br />had side mirrors, 10' would be a minimum clearance required. He confirmed <br />that the 18' width would be an adequate width. Staff's concern is that the <br />owner must realize that if the property is developed at some time in the <br />future, the entrance must be re -designed for a private road, the pillars <br />and gate would have to be removed based on the travelled road standard of a <br />minimum 24' width. <br />The code sets no limits for the height of lighting on a private <br />residential property but staff would only caution that the lighting must be <br />directed downward and if a lantern type or open lamp design is to be <br />installed, the intensity is to be held down so as not to create a viewing <br />problem from the public roadway. <br />Staff Recommendation - <br />To approve the height and setback variance for the gate to be <br />constructed at the residence located at 1745 Fox Street, based on the <br />following findings: <br />1. The gate/post structure does not create a potential hazard to the <br />users of the public roadway nor of the private driveway because of the <br />34' setback the travelled roadway. <br />2. The width of the gate shall provide clearance for emergency <br />vehicles that may have to service the property. <br />3. The gate structure will provide necessary security for this <br />secluded property. <br />This approval is subject to the following conditions: <br />1. Applicant is placed on notice that if at some future time this <br />property is further developed, the 18' wide clearance of the gate will <br />not satisfy the road design standards for private road. <br />2. Lighting at the gate entrance must be directed downward and if an <br />o)en/direct lighting is to be installed, the intensity must be reduced <br />so as not to create a viewing problem for the users of the public <br />roac:,aay. . <br />
