ORDINANCE NO. 122 , SECOND SERIES <br />AN ORDL."lANCE TO AMEND TEE 1\tIUNICIP AL ZONING <br />CODE Ai.'ID SUBDIVISION CODE BY DEFINING <br />STA.i.'IDARDS FOR THE CREATION AND USE OF LOTS <br />WHICH DO NOT ABUT A PUBLIC OR PRIVATE ROAD <br />Tiffi CITY COUNCIL OF ORONO ORDAINS AS FOLLOWS: <br />SECTION 1. Municipal Zoning Code Section 10.02 and Municipal Subdivision <br />Code Section 11.03, Subdivision 2 are each hereby amended by adding the following definitions: <br />"Loe-Back" -A loc typically separated from a public or private road by another lot and <br />which gains access co che public or private road via a narrow corridor. Such a separated <br />ice is considered co be a "back lot" when che corridor is plarced as an oucloc. A separated <br />loe is considered to be a "flag lot" when the corridor is platted as part of the lot. When <br />the corridor is merely an easement over another lot, the separated loc is considered to be <br />an "easement back lot". <br />"Loc-Fronc" -A lot abutting a public or private road, across which an outlet has been <br />platted for access to a back loc. <br />SECTION 2. Municipal Zoning Code Section 10.03 is amended by adding <br />Subdivision 27 which shall read as follows: <br />Subd. 27. Special Standards for Back Lots Created After January 1, 1994. Back lots <br />as defined in this section which were created as part of a subdivision that received <br />preliminary subdivision approval after January 1, 1994 are subject to the following <br />special requirements in addition to che standards required in Section 11.31, Subdivision <br />5 of the Orono Subdivision Code: <br />A. Dimensional standards for back lacs shall be as follows: <br />1. Loe area shall be 150% of che zoning district requiremenc. <br />2. Lot width measured parallel to the front or street lot line at che <br />streec yard secback line of a lakeshore back loc, or ac the froric yard <br />secback line of a nonlakeshore back loc, shall meec the zoning <br />district width require::neo.c. The street yard or fronc yard for any <br />back lot will be a yard scarting where the narrow access oucloc <br />corridor ends and the lot be2ins. Lakeshore back lots shall meet <br />the lot width standard at th~ shoreline, ac the lakeshore setback <br />line, and at the streec yard setback line. <br />1
