The required side yard and rear yard depths for back lots shall be <br />150% of the zoning district yard requirements. The required <br />lakeshore yard of a lakeshore back lot shall meet the zoning <br />district lakeshore yard requirements. <br />B. Dimensional standards for front lacs. A front lot created ·as part of a <br />franc/back lot division shall meet all zoning district area, width and <br />setback standards, except that the required side yard of the front lot <br />adjacent to the access outlot shall be equivalent to the side street yard <br />requirement for that zoning district. · <br />C. Access requirements. <br />1. Access outlets shall be 30' m..inirnum width, and shall be wide <br />enough to accommodate drainage, snow removal and screening <br />without encroaching on neighboring properties. <br />2. In approving front/back loc divisions, the-Cicy may require that <br />both franc lot and back loc share a driveway access within the <br />access ouclot if Council determines that creating an additional <br />access to the existing street \vill be a potential safety hazard. <br />3. Driveways within a back loc shall be located at least 10' from the <br />side or rear lot lines of adjacent lots. <br />4. No more than two residences may be served by a driveway located <br />within an access outlet. <br />5. No access outlot may be platted abutting an adjacent access outlet <br />except when the intent is to combine the two access outlets for <br />creation of a public or private road meeting City standards. <br />D. Screening requirements. <br />1. Driveways constructed in access outlets shall be adequately <br />screened by fencing or vegetation at the discretion of the Cicy, at <br />all points to the rear of the required street yard of the front lot, so <br />as to eliminate intrusion of vehicle headlights into the side or rear <br />yard of adjacent lots. <br />2 <br />(
