Satisfaction of Requirement Without a Subsidy: An applicant <br /> �ay propose to satisfy all or par_t of th� low and moderate income - <br /> dwelling unit requirement without utilizing a government subsidy <br /> program; provided, however, that prior to Final Plan approval <br /> by the Council, the applicant clearly demonstrates and warrants <br /> in writing that the proposal will benefit the same number of <br /> families at the same income levels, and for the same ren�als or <br /> prices, which the low and moderate income dwelling uni� require- <br /> ments are intended to assure. <br /> d. Architectural Design Requirement; The architectura2 design <br /> of Low and Moderate Income Dwelling Units will be consistent with <br /> the design of the overall MFPR Project and shall not be physicall� <br /> separated, screened or in any manner made identifiable as distinct <br /> from the rest of the develo�ment. <br /> 34 . 963 Hard Cover. The total hard cover on any one MFPR Prcject <br /> shall not exceed 35 percent. <br /> 34. 964 M-6 Recreation and Open Space. MFPR Projects shall con- <br /> tain an adequate amount of land for park� recreation or 1ocal open <br /> space use�which shall be not less than ten percent of the Project <br /> area, or the s'�m of the minimum floor areas based upon the number <br /> of bedraoms in 34. 966 (c) , whichever is greater.
